BLOOR HOMES, SHAWBURY

Help shape outline proposals for a high-quality, sustainable residential development at Wem Road, Shawbury. The emerging proposals would provide up to 120 family homes, including affordable housing, and new public open spaces featuring play areas, a community orchard and public walking and cycling routes set within green corridors as well as a proposed new pump track (a dedicated track for bikes, scooters etc) for young people in the village.

Family-owned, five-star housebuilder, Bloor Homes, is preparing outline proposals for a sustainably-located development of high-quality homes and green infrastructure on land east of Wem Road, Shawbury.

The proposed development would include:

  • Up to 120 high-quality homes, including family homes and properties suitable for down-sizers.
  • 15% of the new homes will be provided as affordable housing, providing opportunities for those on lower incomes and first time buyers to secure a home of their own in Shawbury.
  • A gas-free development with all homes built to be net zero carbon-ready, including air source heat pumps, solar panels, uprated insulation and EV charging infrastructure.
  • A landscape-led approach to development, with the retention of existing trees and the majority of hedgerows, alongside extensive planting of new trees.
  • The planting of a community orchard and areas for biodiversity.
  • The creation of new green public open spaces, including children’s play areas, a new pump track for young people of all ages, and areas for natural play. 
  • Vehicular, cycle and pedestrian access directly from Wem Road. 
  • A network of new publicly accessible walking and cycling routes through landscaped open space. 
  • Connectivity to the disused former school site to the north providing opportunities for the site’s reuse by Shropshire Council. 
  • A sustainable drainage system (SuDS) to manage surface water and create new habitat areas. 
  • Investment to support local infrastructure such as healthcare and education. 

Sustainable homes

The new homes at Shawbury will be a gas-free development, with new homes incorporating air source heat pumps, solar panels, uprated insulation and EV charging infrastructure. This will deliver a neighbourhood of Net Zero Carbon-ready homes.

Bloor Homes is a member of the Homes for Nature programme which will see the installation of nesting bricks or boxes in every new home and hedgehog highways between gardens.

We want to ensure that the proposals align as much as possible with the priorities and aspirations of the community in Shawbury.

Public drop-in exhibition

To complement our online consultation, we will also be presenting the information from this website at a consultation drop-in event. This will provide an opportunity for members of the community, including those who have limited access to the internet, to view the proposals, speak to members of the project team, and provide feedback.

Pre-application community consultation

Autumn/winter 2025

We are carrying out consultation with the community, providing an opportunity for local people and representatives to help shape the emerging plans. 

Outline planning application

Winter 2025/26

We will submit an outline planning application for our proposed development to Shropshire Council. This website will be updated with information about the submitted plans and email notifications will be sent to all who have opted-in to receive them advising of the outline planning submission.

Statutory consultation

Winter 2025/26

Shropshire Council will carry out Statutory Consultation on the submitted outline plans, seeking feedback from statutory bodies such as Shawbury parish council, the local NHS, Natural England, the Environment Agency, education providers and highways authorities, as well as members of the public.

Outline planning application determined

Shropshire Council will make a decision on our outline planning application.

Reserved matters planning applications

Estimated late 2026

Should outline planning permission be granted, we will then prepare a detailed Reserved Matters planning application for the proposed development. This would provide detail on house types, layouts, architecture and landscaping and involve further consultation with the community and statutory consultees.
